Community Guidelines

The rules that keep Propdart trustworthy.

These guidelines explain what you can and cannot do on Propdart — how to post accurate, authorised listings, what content is prohibited, and how we enforce the rules to keep the marketplace safe and honest for everyone.

Purpose & scope

These Community Guidelines (also our "Acceptable Use Policy") set out the rules everyone must follow when using Propdart — buyers, renters, owners, agents, developers and visitors. They are published in accordance with the Information Technology Act, 2000 and the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, and form part of our Terms of Service. By accessing or posting on the Platform you agree to follow these Guidelines.

Our goal is a trustworthy, accurate and respectful real-estate marketplace. Propdart acts as an intermediary and does not own, endorse or verify the truth of user listings, but we reserve the right to enforce these Guidelines to protect our community.

Post accurate, authorised listings

When you list or advertise a property, you must:

  • be the owner, an authorised power-of-attorney holder, or a real-estate professional duly authorised by the owner to advertise the property;
  • provide true, current and complete details — correct location, price, area, carpet/ built-up dimensions, configuration, status and ownership;
  • use only photographs, plans and media you own or are licensed to use, depicting the actual property being advertised;
  • make all disclosures and obtain all approvals, licences and registrations required by law, including under the Real Estate (Regulation and Development) Act, 2016 (RERA), where applicable; and
  • keep the listing updated and remove or mark it once the property is no longer available.

You must not:

  • post fake, duplicate, misleading, bait or expired listings;
  • misstate price, area, location, approvals or availability to attract enquiries;
  • use another person's photographs, branding or content without permission; or
  • advertise property you are not authorised to advertise.

Prohibited content & conduct

You must not host, post, upload, publish, transmit or share any content, or engage in any conduct, that:

  • is unlawful, fraudulent, deceptive, or facilitates any illegal activity;
  • is defamatory, obscene, pornographic, paedophilic, invasive of another's privacy, insulting or harassing on the basis of gender, or otherwise objectionable;
  • is hateful, racially or ethnically discriminatory, or promotes violence, enmity or discrimination against any group or individual;
  • discriminates in the offer of housing on the basis of religion, race, caste, sex, place of birth, disability or any other protected ground;
  • infringes any patent, trademark, copyright or other proprietary or contractual right;
  • impersonates any person or entity, or misrepresents your identity, affiliation or authorisation;
  • contains software viruses, malware, or any code designed to disrupt, damage or limit the functioning of the Platform or any device;
  • is harmful to a child, or seeks to exploit, solicit or endanger minors in any way;
  • threatens the unity, integrity, defence, security or sovereignty of India, friendly relations with foreign states, or public order, or causes incitement to any offence; or
  • is patently false or misleading and posted to cause harm, loss or injury.

Respect platform integrity

To keep Propdart safe and fair for everyone, you must not:

  • use bots, scrapers, crawlers, spiders or any automated means to access, copy, monitor or extract data or content from the Platform;
  • harvest, store or resell other users' data, contact details or listings, or build a competing database;
  • send spam or unsolicited bulk or commercial messages (email, SMS, calls or chat) to other users;
  • attempt to gain unauthorised access to any account, server or system, or probe, scan or test the vulnerability of the Platform;
  • reverse-engineer, decompile or circumvent any security, rate limit or technological protection; or
  • interfere with, disrupt or impose an unreasonable load on the Platform or its infrastructure.

Reviews, ratings & communications

Reviews, ratings and messages must be genuine, based on real experience, and free of abuse, threats, personal attacks or confidential information. You must not post fake or incentivised reviews, manipulate ratings, or use the Platform's communication tools to harass, defraud or solicit users for purposes unrelated to the listing.

Treat owners, agents, buyers, renters and our team with respect. Misbehaviour towards Propdart staff or other users is a breach of these Guidelines.

Reporting violations

If you see a listing or behaviour that breaks these Guidelines — a suspected fraudulent listing, stolen photos, harassment or unlawful content — please report it to trust@propdart.com or use the report option on the listing. Include the listing link, a description of the issue and any evidence.

We review reports and may remove content, warn, restrict or remove users, and cooperate with law-enforcement authorities where appropriate. Rights-holders may submit copyright or trademark complaints to legal@propdart.com.

Enforcement & consequences

Propdart may, at its sole discretion and without prior notice, take any action it considers appropriate where these Guidelines are breached, including:

  • removing, rejecting, editing, down-ranking or disabling content or listings;
  • issuing warnings, or limiting features or visibility;
  • suspending or permanently terminating accounts;
  • withholding refunds for paid services associated with violating content, as set out in our Refund & Cancellation Policy; and
  • reporting unlawful activity to, and cooperating with, the relevant authorities, and disclosing information as permitted or required by law.

Enforcement is without prejudice to any other right or remedy available to Propdart, including its right to recover losses caused by a breach.

Our role as an intermediary

Propdart is an intermediary under the Information Technology Act, 2000. We do not initiate the transmission of user content, select its receiver, or modify the information contained in it, except as part of providing the Services. We are not responsible for user content and do not endorse it, but we may, and reserve the right to, monitor, moderate and remove content to enforce these Guidelines and comply with law. Nothing here makes Propdart a party to any transaction between users.

In accordance with the Information Technology Act, 2000, the rules made thereunder, and the Digital Personal Data Protection Act, 2023, complaints about content or conduct on the Platform may be addressed to our Grievance Officer:
