Propdart is an online real-estate information and advertising intermediary under the Information Technology Act, 2000. We provide a venue where owners, brokers and developers can advertise properties and where buyers and renters can discover them. We do not:

• own, sell, let, build, value or broker any property listed on the Platform;
• act as an agent, adviser, fiduciary or representative of any user;
• participate in, guarantee, or become a party to any negotiation, transaction, booking, payment or agreement between users; or
• independently verify the truth, legality or quality of listings or user claims.

Any transaction you enter into is solely between you and the other party. Propdart is not responsible for the conduct, performance or default of any user.

Listings, photographs, prices, area figures, floor plans, amenities, approvals and other details are submitted by third-party users (owners, brokers and developers) and are not verified or endorsed by Propdart. Such information may be incomplete, outdated, inaccurate or, despite our efforts, may relate to properties that are no longer available.

A "verified", "featured", "premium" or similar tag, where shown, indicates only that a listing has met certain platform criteria (for example, basic existence checks) — it is not a certification of title, ownership, documentation, area, pricing, approvals, or legal compliance. You must independently verify everything before acting.

The Real Estate (Regulation and Development) Act, 2016 ("RERA") and the rules made thereunder govern the marketing and sale of many real-estate projects in India. Where applicable:

• the advertiser (owner, broker or developer) is solely responsible for obtaining and maintaining all RERA registrations, approvals, licences and permits, and for making all disclosures required by law;
• the advertiser is responsible for displaying correct RERA registration numbers, project details, carpet area, and other prescribed particulars;
• Propdart does not confirm whether any project or agent is RERA-registered or compliant, and the presence of a listing on the Platform is not a representation of compliance; and
• buyers must independently verify a project's RERA status and particulars directly with the relevant State RERA authority before booking or paying.

You should always satisfy yourself, through your own independent due diligence and professional advisers, about the right, title, ownership, encumbrances, approvals, area and legal status of any property before transacting.

Nothing on the Platform constitutes legal, financial, tax, investment, valuation or professional advice, or a recommendation, solicitation or offer to buy, sell, lease or invest in any property or financial product. Price estimates, EMI/mortgage calculators, valuation tools, locality insights, ratings and projections are indicative, automated and for general guidance only, and may not reflect actual market conditions.

You should seek independent advice from qualified professionals (lawyers, chartered accountants, financial advisers, registered valuers) before making any decision. Pre-launch or unapproved projects carry particular risk; Propdart does not endorse investment in projects that have not received official sanction, and you deal in them entirely at your own risk.

The Platform may display content from, or link to, third parties — including maps, images, videos, advertisements, partner services and external websites. Propdart does not control and is not responsible for the accuracy, legality or availability of such third-party content, and a link or integration does not imply endorsement. Your use of third-party services is governed by their own terms and policies.

To the maximum extent permitted by law, Propdart and its affiliates, officers, directors, employees and agents will not be liable for any direct, indirect, incidental, special, punitive or consequential loss or damage — including loss of profit, opportunity, data or goodwill — arising out of or in connection with your use of, or reliance on, the Platform, any listing, or any transaction with another user, whether based on contract, tort, statute or otherwise, and whether or not Propdart was advised of the possibility of such loss.

This Disclaimer is without prejudice to, and operates in addition to, the disclaimer, limitation-of-liability and indemnity provisions in our Terms of Service, which continue to apply.
