Property along the Yamuna Expressway is often marketed through the larger story of the airport and regional development. An authority allotment scheme, however, is a defined transaction with a particular property type, application process and set of obligations.

YEIDA publishes scheme information and citizen services for its notified area. A residential plot, an institutional site and a commercial allotment serve different purposes. An advertisement that says only "authority property" does not explain the rights or conditions attached to it.

Start with the exact scheme

Record its identifier, issue date, permitted use, eligibility criteria and application channel. Check amendments as well as the original brochure. Do not assume a payment timetable or allotment process from a previous scheme also applies to a new one. Any claim about availability needs to be tied to the specific notice.

Allotment and resale need different checks

A fresh allotment follows the authority's scheme conditions. A resale also requires a review of the seller's rights, payment history, transfer eligibility and applicable approvals. A receipt or allocation claim alone should not be treated as a complete chain of title. Obtain appropriate legal advice before committing.

Prepare a complete cost sheet

  • Application and initial payment requirements.
  • Remaining instalments and possible interest obligations.
  • Transaction, transfer and documentation expenses where applicable.
  • Development conditions and the present availability of services.

The bottom line

Evaluate the scheme and the actual parcel, not just the airport-corridor label. Keep official payment records and avoid relying on verbal assurances.
