Gautam Buddha Nagar circle rates: the official valuation lists

The registration department publishes district valuation lists. Select the applicable district, office and locality for a property.

Circle rates are valuation references used in the registration process. For property in Gautam Buddha Nagar, choosing the correct schedule and category matters more than finding a single rate associated with the words "Greater Noida".

The district contains different locations and property types. A residential apartment, a plot and a commercial unit should not be valued by casually transferring a figure from one category to another. The effective date of the schedule also matters.

Locate the right entry

Start with the property's documented address, sector or locality, plot details and registration jurisdiction. Read the applicable schedule and its explanatory notes together. Where the schedule provides adjustments or specific treatment for a type of property, include them in the assessment rather than relying only on a headline rate.

Do not confuse valuation with market price

An official valuation helps determine statutory assessment. It does not tell you what a particular flat will sell for, its condition, the level of demand in the tower or its rental prospects. For a buying decision, consider comparable transactions and the property's actual characteristics as a separate exercise.

Record the calculation clearly

  • The schedule name and effective date.
  • The location and property category selected.
  • The area, units and adjustments used.
  • Clarifications received from the registration office or adviser.

The bottom line

A reliable valuation is specific to the parcel or unit and the applicable schedule. Keep it separate from your assessment of the market price.
