Estimating stamp duty early helps avoid a cash shortfall near registration. The useful starting point is a well-defined transaction: who is buying, what instrument will be executed, which property is involved and what valuation applies.

Uttar Pradesh's registration department provides a fee-calculation service. An estimate is only as sound as its inputs and the rules applied. It should be reconciled with the final documents before any payment is made.

Gather the inputs before calculating

Keep the property identifiers, transaction consideration, area details and applicable valuation information together. Confirm the ownership arrangement and instrument type with your adviser. A purchase, a gift, a transfer or a lease may require different treatment, so selecting a convenient category can produce an unsuitable result.

Keep the arithmetic transparent

Once the assessable value and applicable rates have been confirmed, calculate stamp duty and registration separately. Record the basis of any concession rather than simply deducting a percentage. Then add other transaction expenses in a separate section so that they are not mistaken for government fees.

Review the estimate before completion

  • Check that the valuation schedule is current.
  • Reconcile the estimate with the draft instrument.
  • Ask which charges are statutory and which are professional or administrative.
  • Retain the final assessment and receipts for your records.

The bottom line

Use an estimate to plan, not to establish legal liability. The final calculation should reflect the actual instrument and the rules applicable when it is executed.
